ON-CAMPUS MANAGEMENT

Capstone On-Campus Management, LLC, (“COCM”) provides management services for student housing communities owned by non-profits.  The majority of these communities are located directly on a university campus.  COCM began in 2003 with the management of 2,500 beds, growing rapidly over the years to our current portfolio of 22,035 beds / $1.5 billion in assets, serving student residents at twenty-one different campuses.   We have a simple, but important mission:

This mission defines our purpose and provides a clear road map for how we approach each day.  It guides how we make decisions and how we work with our foundation and university partners.  It also sets us apart from other management companies that own and operate off-campus student housing and have different focuses and priorities.  Our mission results in COCM having:

  • A single focus, specializing in the management of on-campus student housing communities. Managing housing for non-profit owners, the majority of which are located on a campus, involves vastly different approaches to marketing, leasing, operations, and student development than managing off-campus apartments in a for-profit model. 

 

  • An understanding and appreciation for the demands placed upon university administrators. 

COCM’s senior leadership posses many years experience of working with higher education.  Our programs, policies, and procedures are formulated with an insight into the unique challenges faced by university administrators, especially as they relate to on-campus housing.  We believe on-campus housing can serve as a powerful tool in helping a university recruit and retain students.  This belief has a daily impact on how we work with our non-profit partners. 

 

  • A commitment to flexibility and innovation in how we structure our management partnerships.  It’s an arrangement we call “Shared Governance,” and in short, it’s a philosophy that determines who is best equipped to provide a service for the community being managed.  This philosophy has resulted in customized agreements, leveraging the strengths of our non-profit owners and COCM. 

 

  • A commitment to recruiting and retaining high quality, on-campus housing professionals.  Individuals who are flexible, professional, and team leaders.  Because we believe on-campus housing requires a different approach, we focus on recruiting and retaining professionals with extensive experience in student development, enrollment management, student affairs, business affairs, and auxiliary services administration.  Individuals who understand the university environment, share our corporate values, and are team players/leaders. 

 

  • An emphasis on customer service. Because on-campus housing can be a powerful tool in recruiting and retaining students, it is critical we provide the highest level of customer service for our residents and non-profit owners.  That’s why we survey the residents in our communities at least once each year to ensure we provide them the highest level of service and satisfaction.  We also focus on finding new avenues to increase the use of our management team as a resource to the student staff – to increase their positive impact on additional residents.
